Interim Inspection - From £ 40.00

An Interim/Management Inspection is an integral part of the management of a rental property, and are generally carried out every 3 months with, or without, the Tenant(s) present.  These inspections usually last no more than 30 minutes.  The main purpose of this inspection is to highlight any issues with the property, or how it is being looked after, as early as possible in the Tenancy Period in an attempt to avoid these issues causing expense for either the Tenant(s) or the Landlord.  This inspection is not a detailed assessment of the property, and usually does not involve the use of the Inventory Report.  The Interim Inspection Report will also note whether there are any indicators of pets or smoking within the property, as well as confirming that the property/rooms are being used for their correct purpose.  It will also note the overall cleanliness and tidiness of the property at time of inspection.  Photographs will be included in the Report where appropriate, at the same time ensuring that the Tenants' privacy is upheld.  Another important part of the Interim Inspection is to check the presence, and functionality, of Smoke and Carbon Monoxide Detectors.

Smoke Detector and Carbon Monoxide Detector - Supply & Install (POA)

We are able to assess the most suitable locations for smoke and carbon monoxide detectors within your property, and supply and install these devices in line with manufacturer guidelines to ensure optimum coverage and functionality.  All detectors supplied and fitted are of a sealed battery type (i.e. batteries do not need replacing within the lifetime of the detector) with a manufacturer's guarantee of at least 7 years.
Light bulb - Supply & Fitment (£6.00 per light bulb - when carried out with another service)

We are able to replace light bulbs which are missing, broken or faulty, this service usually being carried out as part of an Inventory or Check-Out inspection.  This ensures that a property is  prepared for a new tenant at time of Inventory, or as part of a Check-Out promptly and cost effectively rectifies light bulb issues which can then be charged onto the outgoing Tenant.  This service applies to bayonet cap and GU10 fittings only, where the fitment is safely accessible.  All bulbs supplied and fitted are LED of at least 40W equivalent output.
Detector Battery - Supply & Fitment (£6.00 per battery - when carried out with another service)

We are able to replace Smoke Detector or Carbon Monoxide Detector batteries, this service usually being carried out as part of an Inventory or Check-Out inspection.  This ensures that a property is properly prepared for a new tenant at time of Inventory, or as part of a Check-Out promptly and cost effectively rectifies detecor battery issues which can then be charged onto the outgoing Tenant.  This service applies to 9V, AA or AAA battery detectors only, where the relevant detector is safely accessible and in good order.


Photography (from £25.00)

Usually carried out with an EPC or Floor Plan booking we take a selection of digital photographs suitable for use in marketing materials, to include photographs of front and rear facades, gardens, and any outbuildings or external features of note. 

Standard photograph format is JPEG, but other file formats are available.  Standard photograph size is 3456 x 2304 pixels which equates to a medium sized image taken to the highest JPEG quality.  Images can however be supplied in higher or lower quality (and different sizes) depending on your requirements.
