An Interim Inspection, also known as a Management Inspection, is an integral part of the management of a rental property.  These inspections are generally carried out every 3 months and can be with, or without, the Tenant(s) present.  These inspections usually last no more than 30 minutes.

The main purpose of the Interim Inspection is to highlight any issues with the property, or how it is being looked after, as early as possible in the Tenancy Period in an attempt to avoid these issues causing expense for either the Tenant(s) or the Landlord.

This inspection is not a detailed assessment of the property, and usually does not involve the use of the Inventory Report or other property related documentation.  It is a high level visual assessment noting any obvious issues, defects or damages including problems like condensation and mould.  The Interim Inspection Report will also note whether there are any indicators of pets or smoking within the property, as well as confirming that the property/rooms are being used for their correct purpose.  It will also note the overall cleanliness and tidiness of the property at time of inspection.  Photographs will be included in the Report where appropriate, at the same time ensuring that the Tenants' privacy is upheld.  Another important part of the Interim Inspection is to check the presence, and functionality, of Smoke and Carbon Monoxide Detectors.
