Visit rental property, using digital dictation creation of a clear and comprehensive Inventory Report itemising all elements of the property (i.e. interior walls, ceilings, floors, woodwork, window coverings, furniture, goods, appliances, sanitary ware, gardens, etc.) together with their condition at that time.  Report is typed and available as both a printed and bound report, and an electronic document.

▪ Check-In of Tenants - From £ 50 + VAT

Attend property at commencement of tenancy (this can be with or without the tenant present), inspect property room by room and note, on the current Inventory Report, any discrepancies between current state of property and Inventory Report.  Record cleanliness of the property.  Take meter readings and record keys handed over to tenant. Obtain agreement and sign off of Check-In Report and annotated Inventory Report, where possible.

▪ Check-Out of Tenants - From £ 50 + VAT

Attend property at end of tenancy (this can be with or without the tenant present).  Inspect property and create separate report detailing any discrepancies between current state of property and Inventory Report, categorising these appropriately (i.e. fair, wear and tear, damage, missing item, etc.).  Record cleanliness of the property.  Take meter readings, note keys handed back and obtain general information on services connected by tenant (e.g. telephone).  Obtain agreement and sign off of Check-Out Report and annotated Inventory Report, where possible.  To the best of our ability, ensure the property is safe and secure before leaving.
